How to Spot a Well-Maintained Home in 5 Minutes

You don’t need a full inspection to get a strong first impression of how well a home has been cared for. In just five minutes, buyers can often tell whether a property has been regularly maintained—or neglected.

Here’s what to look for during a quick walkthrough.


1. Start at the Front Door

The exterior tells a story before you even step inside.

Look for:

  • Peeling paint or cracked trim

  • A solid, clean door and functioning lock

  • Clean porch and entryway

Well-maintained homes usually show care in the smallest exterior details.


2. Check the Floors and Baseboards

Floors reveal everyday wear.

Notice:

  • Scratches, warping, or uneven flooring

  • Clean, intact baseboards

  • Signs of water damage near doors or windows

Neglect here often points to bigger hidden issues.


3. Look Under Sinks (Yes, Really)

This is one of the fastest ways to spot problems.

Check for:

  • Moisture or water stains

  • Mold or musty smells

  • Temporary “quick fixes”

A dry, clean cabinet is a very good sign.


4. Test Doors and Windows

Open and close a few.

Pay attention to:

  • Smooth operation

  • Drafts or sticking

  • Broken locks or seals

Poorly functioning doors and windows suggest deferred maintenance.


5. Glance at the Big Systems

You don’t need to be an expert—just observant.

Take note of:

  • Age labels on HVAC or water heater

  • Clean filters and surrounding areas

  • No visible rust or leaks

Well-kept systems often mean fewer surprises later.
