A home inspection is one of the most important steps in the home buying process. It helps identify potential issues before finalizing the purchase. Understanding what inspectors typically check can help buyers make informed decisions.


1. Roof and Gutters

Inspectors examine the roof for damaged shingles, leaks, and overall condition. Gutters and drainage systems are also checked to ensure proper water flow.


2. Foundation and Structure

The inspector looks for cracks, structural damage, uneven floors, and signs of foundation problems.


3. Plumbing System

This includes checking pipes, water pressure, drains, and signs of leaks or corrosion.


4. Electrical System

Inspectors review the electrical panel, wiring, outlets, and circuit breakers to ensure everything is functioning safely.


5. Heating and Cooling Systems

HVAC systems are evaluated to confirm they are working properly and efficiently.


6. Windows and Doors

Inspectors check that windows and doors open, close, and seal correctly, and look for signs of damage.


7. Insulation and Ventilation

Proper insulation and ventilation in the attic and other areas help regulate temperature and prevent moisture issues.


8. Walls, Ceilings, and Floors

The inspector looks for cracks, water stains, mold, or other signs of damage.


9. Appliances

Built-in appliances such as ovens, dishwashers, and ventilation systems are often checked for proper operation.


10. Exterior Areas
