What Happens on Closing Day

 Final Walkthrough (Before Closing)

This usually happens a few hours (or a day) before closing.

You’ll:

  • Check that the property is in the agreed condition

  • Confirm repairs (if any) were completed

  • Make sure nothing was removed that should stay (fixtures, appliances)

If something is off, this is your last chance to raise it before signing.


📑 Signing the Documents

This is the longest part of closing day.

You’ll sign documents such as:

  • Loan agreement (if financing)

  • Deed of sale

  • Closing disclosure (final breakdown of costs)

Take your time here. Even if it feels repetitive, these are legally binding documents.


💰 Payment and Closing Costs

You’ll pay:

  • Down payment

  • Closing costs (fees, taxes, insurance, etc.)

Payment is typically made via:

  • Bank transfer (wire)

  • Manager’s check

Everything must match the final closing disclosure exactly.


🔑 Transfer of Ownership

Once documents are signed and payments are confirmed:

  • The title is transferred to your name

  • The seller receives the funds

  • You officially become the homeowner

This is the moment you get the keys.


📦 After Closing

After everything is done:

  • You can move in (unless otherwise agreed)

  • Set up utilities in your name

  • Keep copies of all documents safely

  • Bring a valid ID and required documents

  • Double-check all numbers before signing

  • Avoid large financial changes before closing (like new loans)
